Commercial Floor Coatings Along the Blackland Stretch of SH 276

Blackland has no business floor to describe. It is a former settlement on SH 276 about four miles southeast of Rockwall, in unincorporated Rockwall County. Its post office ran from 1876 to 1903, the 1990 count was 49 people, and the remnants listed today are a ranch and an old wooden church. Our search turned up no store, shop or warehouse building there.

The nearest property marketed for business use shows how easily a label slips. A 10-acre contractor yard at 5964 SH 276 carries a Royse City address and is advertised for equipment storage, lay-down and fleet parking, with no commercial building on it. Its listing says unincorporated Rockwall County, yet the Census geocoder places it in Hunt County. It is not Blackland, and with no slab under a roof, it is not a coating job either.

Mailing names out here do not settle the question. Some Blackland Road properties carry Royse City or Fate addresses, so we look up the parcel before choosing a page. A business inside Royse City or Rockwall limits belongs on that city's commercial page.

The run from Garland out SH 276 has not been timed yet. With no commercial floor at Blackland, there is nothing to weigh it against.

Built around local conditions

Local concrete expertise in Blackland

01

Ag Buildings Next to the House

One listing in the SH 276 Addition, at the highway end of the road, shows a covered arena, grain storage, sheds and a goat and sheep barn on 5.89 acres. A Sun Valley Acres home lists two sheds and a barn. Buildings like these can stand on dirt, gravel or concrete, so the visit starts by finding which floors are poured slabs and what each building stores.

02

Carports Where a Subdivision Would Have Garages

A 2019 home in Blackland Addition lists a 300 square foot carport, and a 2008 home on 13.71 acres in Windy Hill Estates lists 380 square feet of carport. Neither listing shows an attached garage. That changes the starting point of a quote here: an open slab under a roof is a different job from a closed garage.

03

Slabs From 1980 to 2019

The homes we checked along the road were built in 1980 and 1981, 2002, 2003, 2008 and 2019. So a 45-year-old slab and a seven-year-old one can sit on the same road. The older one usually brings more stains, wear and cracking to prep, and Nick prices that prep for each slab on its own line.

04

Cracking Clay Under Rockwall County

The Texas State Historical Association describes Rockwall County as Blackland Prairie with cracking, clayey subsoils. The road shares a name with that prairie, though no source we found says the settlement was named for the soil. On a barn or carport slab that has sat on this ground for decades, Nick looks for hairline cracks first and fills them before any coating goes down.

Why Blackland chooses DFW Classic

The Distance, Honestly Stated

Blackland is about 31 minutes from our Garland shop outside rush hour. Daytime traffic takes longer. We confirm your address and current appointment options rather than promising an unverified arrival or lead time.

Prep That Fits Your Floor

Nick sees your Blackland concrete in person. Size, age, stains, existing coatings and daily use shape the recommendation, and your written quote explains the preparation needed.

Written Residential Protection

Qualifying residential flake systems include a 15-year written warranty. Ask Nick to explain coverage and exclusions for the specific surfaces on your quote; do not assume every outdoor or commercial system carries the same terms.

Commercial Floor Questions From Around Blackland

My shop on SH 276 has a Royse City address. Which page covers it?

That depends on the parcel, not the mailing name. Near Blackland, a Royse City address can sit inside Royse City, in unincorporated Rockwall County, or across the line in Hunt County. If the parcel is inside Royse City, our Royse City commercial page covers the floor; if it is unincorporated, we scope the commercial floor coating from this page or the concrete page. Send the address to (214) 550-9809 and we will check it.

Do you coat business floors in unincorporated Rockwall County?

Yes, we can. Around Blackland we found no commercial building at all, only homes, a ranch and acreage shops. A business floor there would get the same site walk and written commercial floor coating scope as one inside Rockwall. Describe the building, its size and what happens in it at (214) 550-9809, and we will say how we would handle it.

Can you give a Blackland-area price for a commercial floor?

Not in advance, because no Blackland-area business floor has been priced and every number follows a free site walk. Square footage starts the commercial floor coating figure, and oil, old paint, crack repair and the system the work needs move it. Pricing works the same way here as anywhere else we serve. Request a walk at (214) 550-9809 and the price arrives in writing.

How many days would a business floor near Blackland take?

Floor size and repair work decide it, so a small Blackland-area shop may need a day or two while a larger building runs longer. A commercial floor coating also needs cure time before vehicles or equipment return. The scope shows the day the floor closes and the day you get it back, and the crew plans around any equipment you cannot move. Ring (214) 550-9809 and we can sketch a timeline together.

Will your crew drive out SH 276 to the Blackland area?

Yes. The Blackland area runs along SH 276 and Blackland Road about four miles southeast of Rockwall, including the Blackland Addition lots, well within our working radius. A commercial floor coating there is handled by the same in-house installers as every other job. Call (214) 550-9809 to check your address.

What should a Blackland-area owner sort out before a walk?

Sort out the jurisdiction and the floor's job. Near Blackland, find the parcel or tax record so we can see whether the property is in a city, unincorporated Rockwall County or Hunt County. Then note what the floor carries: vehicles, lifts, fluids, welding or storage. Those answers choose the commercial floor coating system and the right page. Say whether paint or sealer is already on the slab, too. Pass it all along at (214) 550-9809.

I run my business out of a metal shop on my land. Is that commercial?

It can be, and the work decides it. A big metal shop on a Blackland Road acreage lot used for vehicle repair, fabrication or a trade may need a heavier commercial floor coating build than a hobby shop does. Tell us at the walk what goes on inside, and the scope follows that rather than the zoning label. Call (214) 550-9809 to describe what you do there.
