Sound concrete protected as it is.

Services · Concrete Sealing
Bare concrete that soaks up rain, oil and stains, sealed so it keeps looking like concrete and starts shedding water instead.
Sound concrete protected as it is.
Your slab keeps its natural look.
Our small team of in-house installers.

The problem
Concrete looks solid, but it is porous. Rain, sprinkler water, oil and leaf stains all soak in, and North Texas freezes a few nights most winters, which is hard on wet concrete. Over time the surface darkens in patches, grows mildew in the shade, and starts to flake at the top. None of it is urgent. It is cheaper to deal with now, though, because a sealer protects sound concrete and does little for concrete that has already started to break up. Hardware-store sealers work for a season if the surface is prepped properly first; most of the work is in the prep.
The complete system
Concrete sealing at Classic protects concrete you are happy with as it is. There is no color coat and no new surface: the slab keeps its look, and the sealer helps it resist water and stains. Jeff or Nick walks the concrete with you first, because sealing only makes sense on a slab in decent shape. If yours is cracked, flaking or stained beyond saving, you'll hear that a coating is the better fix and get a quote for that instead. Our own installers, trained in-house, do the prep and the sealing. Sealing is a smaller job than a coating, and we schedule it around dry weather in Dallas and the suburbs.
Jeff or Nick looks at the concrete, tests whether water soaks in, and checks for cracks, flaking and old sealer. You find out whether sealing is enough or a coating would serve you better.
Grinding removes old grease stains and surface contaminants so the sealer can soak in or bond evenly. Dirt, mildew and loose material come off, and oil and rust stains are treated.
Hairline cracks and small chips are filled before sealing. Larger damage is pointed out at the walkthrough.
The sealer is applied in even coats and kept off grass, siding and doors.
Sealers wear with sun and traffic, so we tell you when to have it redone.
For businesses, the same work protects warehouse floors and walkways where a full coating is more than the slab needs, and we quote commercial floors after a site walk. If a sealed area starts soaking up water sooner than expected, call the Garland office and we will come look. Price depends on the size and condition of the concrete, covered below.
Why trust DFW Classic
We also sell coatings, so a sealer is never the upsell. If prep and sealing will do, that's all we quote. If it will not hold up, we say so and explain why.
A sealer locks in whatever is on the surface. Our crew grinds and treats stains first, which is the step most do-it-yourself jobs skip and the reason they look patchy.
Grass, siding, doors and cars stay clean. We mask and cover what is next to the concrete before any sealer goes down.
The installers are trained by us and backed by $1 million in general liability coverage. No day labor at your home.
Fast and easy
Jeff or Nick checks how water soaks in, looks at cracks and stains, and tells you if sealing is enough. The quote is written on the spot.
We pick a dry stretch on the forecast and confirm the time with you by phone.
The crew grinds the concrete, treats stains, fills hairline cracks, and covers grass, siding and doors nearby.
The sealer goes on in even coats across the whole area.
We tell you when you can walk on it again.
Straightforward pricing
Concrete sealing in Dallas costs less than a coating, because there is no system of layers, just prep, small repairs and the sealer. The price is set at a free walkthrough with Jeff or Nick.
What moves it: square footage, how dirty or stained the concrete is, whether an old sealer has to be stripped, crack filling, and the sealer type and finish you choose. Stamped and colored concrete can take more care to prep.
The number written down is what you pay, with no hourly billing. Larger crack repair or resurfacing is not part of a sealing quote; if the concrete needs it, we quote it separately.

Concrete sealing is a short job next to a coating, because there is no layered system: prep, drying, small repairs and the sealer. Heavy staining or stripping an old sealer can add time. We plan around rain, because the concrete has to be dry when the sealer goes down.
Concrete sealing in Dallas gets quoted at a no-cost walkthrough, and it costs less than a coating, since there is no layered system. Size, staining, stripping an old sealer, crack filling and the finish you choose set the price. Jeff or Nick writes the quote during the visit, and that is the price you pay.
Your concrete needs sealing if water soaks in and darkens it instead of beading on top. Spreading stains, mildew in shady spots and a powdery surface are other signs. A simple test: sprinkle water on the slab. If it disappears into the concrete within a few minutes, the surface is unprotected.
Concrete sealing is usually booked a few days out, not done the same day, because the concrete has to be prepped and fully dry first and we watch the forecast. Jeff or Nick can often walk the concrete quickly, and small jobs are sometimes added to the calendar sooner.
Seal concrete that is in good shape and that you like the look of; coat concrete that is cracked, flaking, stained beyond saving, or that you want to look different. A sealer protects the surface but does not hide anything. Jeff or Nick tells you at the walkthrough which one your slab needs.
Concrete sealer wears with sun, weather and traffic, so it needs redoing every few years, sooner in full sun. The water test tells you when: once water soaks in again instead of beading, the slab is due.
Yes. Concrete sealing protects warehouse floors and commercial walkways where a full coating is more than the slab needs. Commercial floors are quoted after a site walk. If the floor sees forklifts or chemicals, we may recommend an epoxy system instead and will say why.
