Balconies, rooftop decks and parking garages let water work into the concrete a little at a time. We coat the surface so it stays out.

The problem
A balcony or parking deck rarely fails all at once. Rain sits in low spots, finds a hairline crack, and soaks into the concrete. Inside the slab it reaches the steel, which rusts and swells and pushes the surface off in flakes. On a balcony over a unit, that water can end up in the ceiling below. In a garage, every car tracks more of it in. None of this needs an emergency call, but each season of soaking makes the repair bigger and the coating harder to prepare for. Patching the cracks with caulk buys a few months. Keeping water out of the slab for years takes a coating built for it.
The complete system
A waterproof deck coating from Classic is a coating system laid over the concrete to stop water getting into it, finished with a surface people can walk on and, in a garage, drive on. We install it on balconies, rooftop decks and parking structures across Dallas and the suburbs. The work is done by our own installers, who are trained in-house. Every job starts with a site walk, because what a deck needs depends on how water moves across it today: where it pools, where the drains are, and how much of the concrete is already damaged.
We walk the deck with you, look at the underside where we can, and mark cracks, spalls, joints, drains and low spots. If anything below the deck shows a leak, we note where.
Old coatings that have lost their bond come off, and grinding removes old grease stains and surface contaminants so the new system can grip the concrete. Cracks and joints are treated, and spalled areas are patched before any coating goes down.
The top coat gets a textured finish so the surface is not slick when wet. The coating is carried up walls and curbs and finished around every drain, because edges and drains are where water usually gets back in.
For parking structures, we plan the work in sections so part of the garage stays open.
The $1 million general liability coverage applies on every job, including multi-story properties. If water shows up again after the work, call the Garland office that did the job and we come back to find where it is getting in. What the coating costs depends on the deck and its condition, covered below.
Why trust DFW Classic
Most deck leaks start at a drain, a wall or a joint, not in the middle of the slab. We spend our prep time there and finish the coating into each one before we call the job done.
Balconies and garages put crews above people, cars and property. Our installers are trained in-house, and every waterproofing site is insured to $1 million.
Tenants need to know which balcony or garage level closes, and when. The written plan lists every area and its dates, so you can send notices before we arrive.
If a deck needs more concrete repair than expected, you see it in writing, with photos, before we do it. No surprise line items after the coating is down.
Fast and easy
We map cracks, drains, joints and low spots, check the underside for leaks where we can, and ask how the space is used day to day.
You get the repair list, the coating system and a schedule showing which balconies or garage levels close and on which days.
The crew removes failed coating, grinds the concrete, and treats cracks, joints and spalls so the new system bonds to sound slab.
The waterproofing layers go down, then the textured top coat. Edges, curbs and drains are finished by hand.
We walk the finished deck with you before each area reopens.
Straightforward pricing
Every waterproof deck coating in Dallas is quoted from a site walk, which is free, because matching square footage tells you little about the work a deck needs. A sound slab with an old coating that only needs replacing costs far less than a deck with spalled concrete and a drain that has been leaking for years.
The main variables are square footage, the amount of concrete repair, how much old coating has to come off, the number of drains, walls and joints to detail, access to the deck, and whether the work has to be phased around residents or cars.
The price is written before any work starts, with no hourly billing. Structural repairs to the slab or its supports fall outside a waterproofing quote. If the walk finds damage that needs an engineer, we say so.

A waterproof deck coating takes several days on most jobs, because prep, repairs and each layer of the system need their own time. A single balcony is a short job; a parking structure is done in sections over a longer stretch, and the written schedule shows each area's dates.
Waterproof deck coating prices in Dallas are set at a free site walk. Square footage is the starting point, then concrete repair, removal of any old coating, drains and joints, access and phasing. You get a written price before anything is booked, and repairs found later are shown to you in writing before we do them.
Your balcony needs waterproofing if you see rust stains or drips underneath, water marks on the ceiling below, or flaking concrete near the edges and drain. Water that sits for days after rain is an early sign. An old coating that is worn through where people walk means the concrete is unprotected again, even if nothing leaks yet.
Waterproof deck coatings are scheduled jobs, not same-day work, because the deck has to be walked, repaired and coated in stages. If water is getting into a unit below right now, tell us when you call so the site walk is booked first.
A deck coating stops water entering through the surface it covers, which is where most balcony and garage leaks start. It will not fix water coming in through a wall, a door threshold or a failed drain pipe below the slab. At the site walk we look for where the water is actually getting in and tell you if the coating is the right fix.
Usually yes, in sections. We close one area or level at a time, coat it, and reopen it before moving on, so most of the garage stays in use. The written schedule shows which stalls close and when, which makes notices to tenants or customers simple.
Our waterproof deck coatings are installed on concrete: balconies, rooftop decks and parking structures. If your deck is wood framing with plywood over living space, ask when you call and we will say plainly whether it is a job we take.
