Garage floor coating cost depends on the size of your floor, its condition and the system installed. Published national guides provide a starting point, but an older slab with paint and settled cracks isn't the same job as a recently rebuilt garage. That's why we don't publish a flat price at Classic Concrete Coatings. Our shop is on North Shiloh Road in Garland, close to northeast and East Dallas. Here's what the national numbers mean on a Dallas slab and how to read a quote.

What Does a Garage Floor Coating Cost in Dallas?

My Garage Floors publishes a national comparison of $6 to $8 per square foot, or about $2,400 to $3,200 for a 400-square-foot two-car garage. These are that source's figures, not Classic's prices or a Dallas quote.

Square footage does much of the work in those ranges, but it isn't the whole story on an older Dallas slab. Condition and the coating system change the price. Our garage floor coatings in Dallas are priced after we measure the floor and look at its condition, and you get one written number at the visit.

How Much Does It Cost to Epoxy a Garage Floor?

Most homeowners pay about $1,700 to $3,300 for a professionally installed epoxy garage floor, according to Thumbtack, which puts the typical job at $2,370. Basic DIY kits cost less, at about $2 to $5 per square foot in materials.

Other guides land close to that. Angi lists $2 to $12 per square foot installed, which works out to about $800 to $4,800 on a 400-square-foot floor. Thumbtack adds that a floor in fair shape costs less per square foot than damaged concrete, which matters on an older Dallas slab. This Old House puts DIY materials at $720 to $1,800 for a 360-square-foot two-car garage, before tools.

Epoxy is often the lower number on paper, and it's a fair question whether it's enough. We use epoxy mostly on the commercial side. For Dallas homes, our epoxy flooring alternatives start with a polyurea base and a UV-stable polyaspartic topcoat. If you're pricing a kit, our look at professional vs. DIY garage floor coating covers how much of the job is really prep.

What Moves the Price on a Dallas Garage

Five things separate a low quote from a high one here.

Color is usually a smaller factor. You can look through our chip color options before the visit, but we'd pick the final one with samples under your own garage lights.

  • Slab age and condition. Oil, worn patches and old paint all add grinding and prep time. Our grinding process removes old grease stains and surface contaminants so the coating bonds properly for a lasting, durable finish.
  • Cracks. Dallas County's expansive clay soils can contribute to slab movement. Filling hairline cracks is part of coating prep; structural movement is a separate problem.
  • Old coatings. Paint, sealer or peeling epoxy has to come off before a new system can bond. Ask how removal is priced.
  • Layout. Attached, detached, alley-access and rear-facing garages can present different access requirements.
  • Size. A smaller garage and a larger garage with a workshop bay will price differently.

Garage Floor Coating Prices Across Dallas Neighborhoods

For garages in Lake Highlands, Merriman Park, Lochwood, Casa Linda Estates, Forest Hills and Lakewood, the quote follows the actual slab—not a neighborhood average. Our concrete coatings work in Dallas starts with checking the floor in front of us.

A newer, larger garage can still cost more than an older one. That's why a neighbor's price near White Rock Lake doesn't tell you much about yours.

What Should a Garage Floor Quote Include?

A complete garage floor quote should name the prep, every coating layer, cleanup and any written warranty. If grinding or crack repair isn't listed, ask whether it's included, since those steps largely decide whether the coating stays bonded on a Dallas slab.

Our garage-floor system includes diamond grinding of the whole floor, crack, hole and stain work during prep, a polyurea base, full flake, a polyaspartic topcoat and cleanup. Ask for the written warranty terms for your specific project. Use the same list to compare any Dallas bid:

  • How is the concrete prepared? Ask whether it's diamond ground or etched, and whether that covers the whole floor.
  • What's in each layer? “Epoxy-style” and “polyurea” can cover a lot of different products.
  • What's extra? Ask about old coating removal, stem walls and major repairs.
  • What does the warranty say? Get the length, coverage and exclusions on paper.
  • Who does the work? We use a small team of in-house installers and carry $1 million in general liability coverage.

Is a Garage Floor Coating Worth the Cost in Dallas?

For most Dallas homeowners who plan to keep the house a while, it comes down to daily use and how the garage looks. A coated floor wipes clean instead of soaking up oil and road grime, which is a real change on an older slab. Compare the complete installation and maintenance costs, not just the lowest upfront number. A warranty isn't a promise of lifespan.

It isn't the right spend for every slab, though. Normal highs at DFW are near 96 degrees in July and August, and the area spent 139 straight hours at or below freezing in February 2021. On top of the clay, temperature and moisture changes can contribute to slab movement, and no coating stops it. If a crack is growing or the foundation is shifting, have that looked at first and get a separate repair estimate before paying for a new floor.

Frequently Asked Questions

How much does it cost to coat a 2-car garage floor in Dallas?

My Garage Floors' published national range of $6 to $8 per square foot works out to $2,400 to $3,200 for 400 square feet. Thumbtack reports about $1,700 to $3,300 for professionally installed epoxy. A Dallas quote depends on your floor's actual square footage and condition, so we price each garage after a free visit. These national figures aren't Classic's prices.

How much does a 20×20 epoxy floor cost?

A 20×20 floor is 400 square feet. At Angi's national range of $2 to $12 per square foot installed, that's about $800 to $4,800. Most of that spread comes from the product, prep and repairs. It isn't a Dallas quote.

Why don't you publish a price for Dallas garage floors?

Because two garages of the same size can need very different prep. An older slab with paint isn't the same job as a recently rebuilt garage. We give you one written number after we've seen the floor, and the quote is free.

Can you coat a cracked garage floor in Dallas?

Usually, yes. Hairline cracks are common on Dallas County's clay soils, and we fill them during prep as part of a coating project. Coating doesn't stop a slab from moving, so a crack that's growing should be looked at first. We'll tell you at the visit if we think that's the case.

How soon can I park on a new coating?

On our residential garage floors in Dallas, you can walk on it at 12 hours, move heavy items back at 24 hours and park at 48 hours. Most floors are installed in one day, though larger or more complex jobs can take longer.

The Bottom Line

Garage floor coating cost comes down to your square footage, your slab and the system you choose. Use attributed national ranges as a starting point, then expect the age and condition of a Dallas slab to move that number, whether you're in Lake Highlands, Lochwood, Casa Linda Estates or Lakewood.
