Commercial Floor Coatings for Frisco's Newest Industrial Suites
Industrial floors in Frisco are new, and most are still waiting for tenants. One building on Corporate Way, finished in 2024, covers 76,862 sq ft with 28-ft clear height and 24 dock doors. It is listed for manufacturing and had a 30,216 sq ft suite on the market. Downtown on Clarence Dr, a 37,664 sq ft building from 2025 offers drive-in suites of roughly 6,240 to 14,864 sq ft behind grade-level doors. Neither shows signs of old coatings, oil or worn joints. On floors this young, prep hinges on cure: has the slab aged enough to accept a coating?
Door type tells us how a floor will be used. Behind 24 dock doors, pallet jacks and forklifts carry loads off trailers and across the slab. Behind a grade-level door, vehicles and equipment roll straight in from the lot, and tires turn right at the threshold. Those two uses can call for different topcoats, sometimes different systems, so we match each suite to what its first tenant will actually do there.
Distance is the honest trade-off. By the George Bush Turnpike and the Dallas North Tollway, the run from our Garland shop to Frisco City Hall is 25.9 miles, about 42 minutes at rush hour. A 30,000 sq ft suite is a multi-day floor, and each coat day repeats that drive, so crew start times and the order of areas are planned around it.
