Epoxy Flooring in Prosper's Planned Flex Park
At the southeast corner of West Prosper Trail and Mike Howard Lane, a flex park of four buildings is planned, each 38,500 square feet, about 154,000 in all. A January 2026 report described it as aimed at professional and medical offices, dance studios and retail, with restaurants allowed only under conditional standards, and it put construction at roughly a year. Nothing there is built yet, so every floor on this page is a future one.
That tenant mix is the reason epoxy fits some suites and not others. Back rooms, storage, and service or utility areas take traffic and spills, and they suit epoxy with a heavier topcoat. A dance studio is different: dancers need a sprung or studio floor, never a hard resinous coating, so we would point that tenant elsewhere. A medical suite follows the spec its practice or designer sets, and we quote to that spec. Restaurant kitchens are not promised here, because restaurants in the park are conditional.
Distance is the other factor. Prosper Town Hall is 32.7 miles out, and an evening rush-hour reading put the drive at about 50 minutes, the longest of any town on our Collin County list. A suite-sized epoxy floor needs more than one coat day, so each added day repeats that drive for the crew and the equipment trailer.
