Commercial Floor Coatings for Rockwall's SH 276 Tilt-Wall Buildings
Rockwall's newest industrial floors are young tilt-wall slabs on the SH 276 and Data Dr side of the city. Rockwall Park 30, at 1220 and 1280 Data Dr, is two spec office and warehouse buildings of about 157,720 square feet each, with 32 feet of clear height and 88 dock-high doors, built from late 2022 into early 2024. Rockwall Logistic Center, a 284,155-square-foot single-use building, has its second building at 1775 SH 276 on a 2023 to 2025 state filing. Floors that new seldom carry an old coating. They can still hold curing compound or a construction sealer, and we test for that before any base coat goes down.
A few lots away sits a very different floor. A 2022 report described a 21,000-square-foot CNC machine shop for Technology Park Phase I, beside SH 276, with the whole building temperature- controlled and assembly, quality-control and shipping areas alongside the machines. Machining floors take coolant, cutting oil and heavy machine bases. Dock lanes take forklift wheels turning under pallet loads at the door. Those two floors get different systems and different prep.
In buildings like these, the floor is decided late. Rockwall Logistic Center was permitted as a shell with no interior finish-out, and Park 30 is marketed as divisible spec space, so each tenant settles its floor during its own build-out.
Distance is the easy part. From the Garland shop, Rockwall runs about 23 minutes when traffic is light, a best-case reading and the shortest trip in Rockwall County. That helps most on a floor the size of a Park 30 building, which takes several days and several trips.
