Commercial Floor Coatings for Royse City's Industrial Drive Buildings
Two generations of floor sit on the same street in Royse City's industrial park. The building at 1121 Industrial Dr went up in 1984 and covers 38,285 square feet, with several shops on heavy power, one loading dock and a separate office building, leased for years to a plastics manufacturer. Farther along the same street, shell warehouses of 4,900 and 4,967 square feet at 1307 and 1303 Industrial Dr entered state records in 2024, and a 4,569-square-foot pre-engineered metal warehouse with offices went up on Rostan Ct. On the 1984 slab we look for an earlier coating, process residue and opened joints. On the new shells the first question is cure time.
Use sets the system here, not age alone. Shops running plastics equipment carry machine footprints, carts and whatever the process drops, so they need a heavier build than the office floor next to them. The renovation of four existing buildings at 1101 Industrial Dr, 26,000 square feet for a building- supply branch in 2025 and 2026, points to forklifts and pallets moving between racks. A 4,900-square- foot shell with no tenant has no use to design for yet.
Royse City is the longest of our Rockwall County drives, roughly 28 miles out I-30. Google Maps read 35 minutes late at night with light traffic, a best case. Most of the park's verified buildings are under 5,000 square feet, so the trip is a large share of a small job. We ask about every floor on the property at the first call and quote them together where we can. The 38,285-square-foot plant is the exception, a multi-day job where the drive matters much less.
