Commercial Floor Coatings for Two Kinds of Lakeside Warehouse
Warehouse space in the Town of Flower Mound comes in two very different shells around the Lakeside Business District. On Lakeside Pkwy, a front-load building of about 254,000 square feet is leased in suites. Its available space runs 55,875 square feet with 8,245 square feet of office, 30-foot clear height, 15 dock-high doors and one grade-level door, laid out in 40 by 50-foot bays with 50-foot staging bays behind the docks. On Silveron Blvd, a single 501,280-square-foot box with 40-foot clear height and insulation listed as HVAC ready is due in April 2027.
Those two shells want different floors. In the suite, the staging bay behind the docks takes the turning, braking and dropped pallets, while the racked bays beyond it see steadier straight-line traffic, so the staging lane may get its own topcoat or extra prep. A box of half a million square feet is another decision entirely. An owner may coat only the zones that carry heavy traffic, such as the dock and staging lanes, and leave the rest bare.
Size moves this job more than distance does. Town Hall is about 35 minutes from our Garland shop with light traffic. The 55,875-square-foot suite is a contained job with a clear start and finish. The 501,280-square-foot building is roughly nine times larger, so it gets sold zone by zone, with the crew coming back across several visits.
