Just closed on a Solterra house? Its garage slab has no oil in it yet. Once the concrete has cured, we coat it so the first drip wipes off instead of soaking in.

Coating New Mesquite Garage Slabs at the Right Time
Huffines Communities is building Solterra across 1,530 acres, with roughly 3,900 houses and 300 townhomes coming from 13 builders; its first phase wrapped up in July 2023. Every one of those houses comes with a garage slab that has never held a car. That is the cleanest floor anyone will coat: no oil soaked in, no tire marks, no old sealer. The prep is a diamond grind and little else. The catch is timing: a new pour needs its cure period before any coating.
So the calendar runs differently for new owners. Nick asks when the slab was poured or when you closed, and the install date is set after the cure window. If Solterra's association wants details on a visible change, he provides product and color information.
Outside Solterra, Mesquite is mostly 1970s through 1990s housing, and the 1980s alone account for 28.5 percent of homes. Those slabs are the opposite case, with decades of stains, patched cracks and tired sealer to grind out first.
Size does not follow age. A 2006 listing in Falcon's Lair shows a three-car garage, larger than many new two-car builds. Our crew reaches City Hall in about 29 minutes, 12.4 miles, down I-635 South.
Census housing data puts more Mesquite homes in the 1980s than in any other decade, and most of the city was built between the 1970s and the 1990s. On a slab that age, Nick looks for oil stains, old sealer or paint, and cracks someone patched years ago. Prep comes before color on these floors: grinding, crack prep and stain treatment, then the base coat.

New Garages in Solterra
Solterra, the Huffines Communities development, is planned for about 3,900 homes plus townhomes from 13 builders. A brand-new garage floor is the easiest kind to coat, with no oil soaked in yet. Coating early skips the stain work an older slab needs. Should Solterra's association want to review a visible change, we can hand you product and color information to attach.
03
Clay Under the Dallas County Side
The Dallas County soil survey rates the county's Houston Black-Heiden clays very high for shrink-swell, and most of Mesquite lies in that county. Clay like that can shift a slab. That is one reason the first layer is polyurea; by Nick's account it flexes about four times as much as epoxy. The survey does not cover the Kaufman County part of the city, so Nick judges those slabs in person.

A Short Run Down I-635
Our crews reach central Mesquite by I-635 South, about 12 miles from the shop. On a weekday afternoon that trip took about 29 minutes, and morning departures usually run quicker. A short drive means install day starts on time, and a crew can get back out without a long trip if a detail needs a second look.

What price should I expect for a Mesquite garage floor coating?
Expect one written price for your Mesquite garage floor coating after a free visit, based mostly on square footage. Slab condition is the second factor. A new Solterra garage needs very little prep, while a 1980s slab elsewhere in the city may need longer grinding and crack work. A three-car garage prices above a two-car one, old or new. Arrange a free Mesquite garage visit with Nick at (214) 550-9809.
When can I park again after coating my Mesquite garage?
You can park in your Mesquite garage about 48 hours after the coating goes down, and the crew is normally in and out within one day. Foot traffic can start near the 12-hour mark, heavy items the next day. On a brand-new slab, the bigger wait comes before install, while the concrete cures. Nick writes both waits into the quote. Ask about timing for your Mesquite garage at (214) 550-9809.
Is my Mesquite street inside your service area?
Most Mesquite streets are, and City Hall is a 12.4-mile run for our garage floor crew, roughly 29 minutes down I-635 from Garland. That covers Solterra, Falcon's Lair, Creek Crossing Estates and the older neighborhoods between them. Part of the city lies in Kaufman County. Balch Springs uses ZIP 75181 as well, so give us the full street address. Check your Mesquite address at (214) 550-9809.
What should a new Mesquite homeowner ask before coating the garage?
A new Mesquite homeowner should ask how long the garage slab needs to cure before it can be coated, and plan the install for right after. Coating before you park keeps oil and tire marks out of fresh concrete. Also check with your association about visible changes, and get that answer in writing. Bring your closing or pour date to the call, since the schedule hangs on it. Start planning your Mesquite garage at (214) 550-9809.
What is the wait for a Mesquite garage estimate?
Getting to a Mesquite garage is quick, about 29 minutes from our shop, so Nick's calendar, not the drive, sets the estimate date. For a brand-new slab, the estimate can happen any time, even before you move in; install waits for the cure. Nick rings ahead the evening before, and once you book, our CRM pings you a day before the crew. Request the next Mesquite opening at (214) 550-9809.
Will Solterra or my Mesquite HOA need to approve a garage floor coating?
Your association decides that, so check with it before booking a Mesquite garage floor coating. Most boards never ask about a floor that stays behind a closed door. If yours wants details, Nick provides the product information and the flake color you picked, ready to attach to the request, and he can answer the board's questions about the system. Ask for that HOA sheet for your Mesquite garage at (214) 550-9809.
Which garage coating holds up best on a new Mesquite slab?
On a new Mesquite slab, our garage system of polyurea, full flake and a clear polyaspartic finish is what we install. Nick prefers polyurea for homes, rating it at roughly four times epoxy's flexibility, so it can move with the slab as new concrete settles. The clear finish holds up to hot tires and keeps its color in sun through an open door. Epoxy is for commercial floors. Compare flake samples in your Mesquite garage at (214) 550-9809.
