Starting Over on Older Richardson Garage Floors
Between 1950 and 1960, the city went from about 1,300 residents to nearly 17,000, and Richardson Heights holds many of the houses built in that rush. A garage slab that old has usually had more than one owner try to fix it. Gray porch paint, a patch troweled over a pit, a glossy sealer rolled on in the 1990s: each layer has to come off, because the new base can only grip what is under it. Every layer Nick finds changes the grinding plan and the prep inside the quote.
Canyon Creek tells a related story. Its roughly 2,800 houses, mostly ranch style from the late 1960s and 1970s, have been getting new kitchens and opened-up floor plans, and the garage is often the one room that still looks its age. Those floors tend to carry oil, hairline cracks and a worn coat of something, so they get the same strip-first treatment.
Of the 85 associations on the city's map, 39 carry a mandatory HOA flag, with Knolls of Canyon Creek, Breckinridge Park Estates and Estates of Prairie Creek on that list. A garage floor usually sits out of sight. If your board still wants paperwork, Nick can leave a coating spec sheet and a flake chip to include.
Reaching City Hall takes our crew about 19 minutes from Garland, a 7.3-mile route on N Jupiter Rd and then E Arapaho Rd.
